Newly listed home boasts custom features and compelling location

10 Carriage Drive, Colchester, is offered to the market for $595,000.

Berkshire Hathaway Realtor Joyce Covone introduced 10 Carriage Drive in Colchester to the market this week. It’s a three-bedroom, three-bath, 2,386-square foot colonial, with an attached two-car garage. This home is part of a cul-de-sac community. The sellers are asking $595,000 for the property.

Welcome Home spoke with the owners this week. They’d moved here from Florida at the height of the pandemic, when there were few homes from which to choose. They spoke about the good fortune of finding this property, which was under construction at the time. They appreciated the opportunity to work with the builder and custom it, choosing features and finishes like flooring, tile, cabinets and fixtures. The house was completed in 2021.

By virtue of a career that’s taken them to different states and 13 houses over the years, the couple knew exactly the type of home they wanted to establish here. It had to be bright and airy, and the abundance of windows—many, oversized—here, this home checked that box.

The eat-in kitchen is designed with white cabinets, quartz countertops, stainless appliance and glass subway-tile backsplash.

“We really liked that the house felt wide open, but we didn’t necessarily just want an open plan. We wanted a house that had lots of windows and a good amount of natural light,” he said.

The main level affords living and dining rooms, an eat-in kitchen and a sitting room (or home office).

The kitchen design combines timeless white cabinetry, stainless appliances, a shimmery subway tile backsplash and quartz countertops. The owners chose deep, soft-close drawers for pots and pans.

In addition to the breakfast table space that sits between the kitchen and living room, this home also has a more formal dining room.

In the bathrooms, the builder laid easy-to-maintain tile floors, but the rest of the two main levels have 3.25-inch red oak hardwood floors, the sellers noted.

Upstairs, there are three bedrooms, including a primary suite. The suite comprises a bedroom, private bath and a walk-in closet.

Though the house was new and didn’t require any improvements during their time living here, they did take on one project—partially finishing the basement. They created a family/media room, with built-in shelving, bookcases and a spot for big-screen digital display. If a buyer wished to have a home office, this space would work well, they suggested. There’s also a room on the first floor, with French doors leading to it. Here, they set up a desk and used it as an office/home management workspace. And, of course, one of the three upstairs bedrooms could also be an office, should a buyer prefer to have one privately tucked away.

A sitting room/home office sits just inside the front door and adjacent to the foyer.

In the unfinished part of the basement, they set up a workshop.

The house is situated on nearly an acre, with wide-open lawn and an embrace of deciduous trees.

“We spoke with the builder when we bought it, and he explained that the way the septic system is laid out, you could easily put a pool out back if that’s what you wanted,” the seller said. “We back up to a wooded area, so it feels semi-secluded in the backyard.”

They described the cul-de-sac neighborhood and noted a few families with young children are neighbors. “The school bus comes down and stops at all their driveways,” he said. “We know that’s really important to them.”

The sitting room on the first place makes for a perfect home office, but if the buyer wishes to have a more private home office space, the family room in the basement or one of the upstairs bedrooms could work well, too.

Though they’re relocating again, they’ve grown fond of living in Colchester.

“One of the big attractions for us was that it feels like a small community. It’s also a good location. We’re really close to some of the connecting highways—a mile or two to Rte. 2 and Rte. 11. There’s a little downtown area, and people are really friendly. There’s a good, strong sense of community, where people are politically involved and active in the schools, yet kind of laid back,” he observed. The couple found it easy to get to other destinations, as well—Hartford and Glastonbury in about a half-hour, and in the other direction, a 30-minute drive to Mystic.

The primary bedroom is one of three bedrooms on the second floor. It has a private full bath and a walk-in closet.
