Portland Heights Colonial Revival with guest house for sale at $1.6M

A Colonial Revival house designed by respected architect Roscoe Hemenway in Portland’s Southwest Hills is for sale at $1.6 million.

The three-level home, built in 1931 at 2505 S.W. Hillcrest Drive, has 4,260 square feet of living space, a cedar deck and covered patio, providing “fantastic, expansive entertainment spaces and privacy,” listing broker Krystin Bassist of Windermere Realty Trust told The Oregonian/OregonLive.

“The current owners loved raising their family here, and enjoyed hosting parties” from family birthdays and a 40-person Thanksgiving feast to larger fundraising events and celebrations, she added.

Colonial Revival architecture is classic, formal and symmetrical, with the front door in the center and two- or three levels covered in horizontal lap siding.

Across the U.S. between 1910 and 1930, historians estimate 40% of U.S. homes showcased Colonial Revival hallmarks such as crown molding and other timeless adornments.

“Without question, one of the greatest architectural treasure-troves in Portland is the impressive collection of houses designed in the Colonial Revival style,” state architect William J. Hawkins and historian William F. Willingham in their authoritative book, “Classic Houses of Portland, Oregon, 1850-1950.”

The house for sale shares the 0.23-acre lot with a self-contained 368-square-foot apartment, called an accessary dwelling unit (ADU).

The ADU’s front door opens to living and sleeping spaces, a kitchenette and bathroom that could accommodate an au pair or grandparents, Bassist said.

The main house has a 600-square-foot living room with one of three fireplaces. French doors lead to the garden. The formal dining room has decorative molding above large windows.

The kitchen was updated while preserving 1930s’ aesthetics. There are white cabinets with granite counters and a wood-stained island with a white marble counter. Built-in seating is under pane windows.

The primary bedroom on the second story has French doors to a balcony, a walk-in closet and bathroom with a soaking tub and shower area. There are two more bedroom suites on the second story, and laundry rooms on the first and second story.

A powder room is on the main level. There is a media room in the finished basement.
