Sunset Park Finnish Co-op With Wood Floors Asks $399K

This Sunset Park co-op requires a walk to the fourth floor, but it has wood floors, four closets, and moderate maintenance. It is on the top floor of 702 45th Street, part of a 40-unit complex completed in 1924.

Known as Linden Heights, the red brick building has a touch of Colonial Revival style, with a parapet with balustrades and a neo-Classical entrance surround leading to the inner courtyard. As seen more clearly in the circa 1940 tax photo, the entry canopy is topped by a series of loggias, capped by a keystoned arch.

Plans were filed in 1923 by the Fennia Realty Company for a 41-family building by Eric O. Holmgren. A Swedish-American architect, Holgrem designed churches, houses, and apartments in Brooklyn, including Alku and Alku Toinen, considered Sunset Park’s first Finnish co-ops.

Original wood floors run through the main spaces of this unit, which includes a generously sized bedroom. The entrance hall benefits from a closet and there are three more in the apartment, including a linen closet outside the bathroom.

The space has seen some updates, including recessed lights in the living room. While a new owner might want to make some changes in the kitchen and bath, the unit appears move-in ready.

The living room has a window facing an inner courtyard, white walls and trim, and a built-in bookcase. It also has a view into the kitchen. Also accessible from the hallway, the windowed kitchen has 1980s almond laminate and wood cabinets, a tile floor, and room for a petite table. The stainless steel appliances do not include a dishwasher.

In the large bedroom are two closets, a ceiling fan, and white walls and trim.

The bathroom is on the other side of the apartment, near the front door, and has white fixtures, including a dresser-style vanity.

Amenities in the complex, which is a few blocks from the neighborhood’s namesake park and also goes by the addresses 4501 7th Avenue and 706 and 712 45th Street, include storage, a bike room, a live-in super, and laundry. Maintenance for this unit is $520 a month.
